Details
Union Cross Industrial Center is a long-term, multi-phase industrial park born from a simple premise: if the right partner is willing to lead, momentum will follow. From our initial acquisition of residual land originally tied to the Dell campus, Front Street Capital took the risk others couldn’t: launching a 140,000 SF speculative building to prove the market. Delivered in 2018, that initial investment ignited demand, attracting both national and global tenants that quickly expanded the park.
What has followed is a series of thoughtfully executed build-to-suit and custom facilities, developed in close partnership with the City of Winston-Salem, Forsyth County, Greater Winston-Salem Inc., and regional economic development leaders. Projects within UCIC have supported major corporate expansions, generated some of the county’s largest economic development announcements, and helped retain critical manufacturing jobs locally. Beyond buildings, Front Street invested heavily in infrastructure — widening roads, improving access, and positioning the park for long-term growth. UCIC is a prime example of building momentum and opportunity across spec and build-to-suit projects — attracting attention and tenants with the ability to flex and grow.
After completing the first two buildings — totaling 340,000 SF — in 2022, Front Street delivered a highly collaborative build-to-suit 526,000 SF North American headquarters for Ziehl-Abegg in 2024, attracting NAIOP's Industrial Project of the Year honors. Shortly after, Excel Interior Door moved into the 144,000 spec facility next door. North across Axle Drive, a new 300,000 SF spec industrial building delivered in Q2 2026, with plans for additional 250,000 SF and 50,000 SF projects ready to go as well.
Impact
UCIC demonstrates how patient capital and collaborative leadership can unlock market momentum—delivering institutional-quality industrial assets while driving jobs, tax base, and long-term community value.
