Details

Park at 74 is a growing industrial development in Winston-Salem, North Carolina, designed to meet evolving demand for adaptable, high-quality industrial space in the Piedmont Triad. Located along Wallburg Road with convenient access to I-40 and I-74, the Park has more than 850,000 SF already delivered. The latest phase features two 45,000 SF Class A flex buildings designed to accommodate a range of users, from light manufacturing and distribution to growing businesses seeking flexible, right-sized facilities.

The development builds on Front Street Capital's established industrial presence in the corridor, including the previously delivered Netceed facility within Park at 74 and the adjacent Ardagh Metal Packaging facility, a highly technical build-to-suit project. With a proven track record of delivering complex industrial facilities for major corporate users in the immediate area, Front Street recognized an opportunity to introduce a complementary product type: smaller, subdividable spaces that offer the functionality of modern industrial buildings with greater flexibility for a broader range of tenants.

Beyond the current flex buildings, Front Street controls additional land to the north comprising another 400,000 SF, positioning Park at 74 for continued expansion through speculative or build-to-suit industrial projects. Together, the existing facilities, new flex space, and future development opportunities reflect a long-term approach to strengthening an established employment center while responding to the evolving needs of the regional industrial market.

Impact

Park at 74 builds on Front Street's industrial development momentum in Winston-Salem, introducing flexible space for growing businesses while creating room for continued investment, expansion, and job growth.
