100% occupied as of 2026

Details

Bailey South is a distinctive mixed-use development in the heart of Winston-Salem's Innovation Quarter, blending a 10,000 SF historic R.J. Reynolds power plant with 65,000 SF of bold new construction. Delivered in 2020, the six-story project transformed a former industrial site into a vibrant destination for office, retail, dining, and entertainment—helping extend the energy of Innovation Quarter into downtown Winston-Salem.

The development embraces its industrial roots while reimagining how people experience the space. A restored elevated rail trestle, once part of R.J. Reynolds' manufacturing operations, now serves as a pedestrian walkway connecting bustling Fourth Street directly to second-floor retail and office spaces. Expansive outdoor gathering areas, including the former coal pit, and connectivity to neighboring Bailey Park create a dynamic environment that brings people together and activates the surrounding district.

More than a successful adaptive reuse project, Bailey South demonstrates Front Street Capital's ability to navigate complex urban redevelopment, thoughtfully integrate historic and modern architecture, and deliver institutional-quality spaces that strengthen the surrounding community. Fully occupied as of 2026, the project has become an integral part of Innovation Quarter's continued growth and downtown Winston-Salem's evolution.

Impact

Bailey South bridges Winston-Salem's industrial past and innovative future, turning a former power plant and coal pit into a thriving destination that strengthens the connection between Innovation Quarter and downtown.
