Role Description
Front Street Capital is seeking an experienced Building Engineer to support the day-to-day operations and physical integrity of its commercial real estate portfolio. This is a hands-on, field-based role responsible for preventive and corrective maintenance across the firm’s properties — ensuring tenant satisfaction, code compliance, and the long-term preservation of asset value.
The Building Engineer works with limited supervision and is expected to exercise sound independent judgment across a range of building systems and trade disciplines. This role is the first line of response for maintenance requests, emergency situations, and contractor oversight — and serves as a direct extension of the firm’s commitment to well-operated, well-maintained properties.
All equipment is provided by Front Street Capital, including a laptop/smartphone, work van, and the tools and supplies needed to do the job.
Key Responsibilities
1. Building Operations & Preventive Maintenance
Monitor building systems — including HVAC, electrical, plumbing, fire alarm, and life safety — to ensure operation within design parameters and environmental standards
Execute and document a comprehensive preventive maintenance program across all assigned properties
Perform corrective repairs across trade disciplines including carpentry, plumbing, electrical, painting, roofing, and mechanical systems
Maintain building lighting systems, including lamp and ballast replacement
Perform locksmith tasks, furniture assembly, and light interior work as needed
Support energy efficiency initiatives to minimize operating costs across all building systems
Collaborate effectively in a team environment on repairs, installations, and property projects
2. Tenant & Work Order Management
Respond to tenant maintenance requests and work orders in a timely, professional manner
Review assigned work orders, estimate time and materials, and procure necessary supplies
Communicate clearly with tenants and property management regarding status, timelines, and resolution of maintenance issues
Maintain accurate and complete maintenance and repair records
3. Contractor Oversight
Oversee and inspect work performed by third-party contractors, including landscaping, snow removal, HVAC, plumbing, cleaning, and remodeling vendors
Verify that contracted work meets quality standards, scope requirements, and applicable codes
Coordinate contractor scheduling with property management to minimize tenant disruption
4. Emergency Response & On-Call Availability
Respond promptly to emergency situations; escalate and summon additional support as appropriate
Serve as the on-call emergency contact for after-hours building issues across assigned properties
Maintain composure and take decisive action to protect tenants, property, and assets during urgent situations
Use Company-provided phone and laptop to monitor and respond to calls, emails, and work orders while in the field or on call
5. Compliance & Professional Standards
Comply with all applicable codes, regulations, governmental requirements, and Company policies related to building operations and workplace safety
Make day-to-day decisions with a solid understanding of Company procedures and policies, escalating appropriately when needed
Perform all work to industry standards; maintain a professional appearance and conduct at all times
Complete all required documentation, permits, and reporting associated with maintenance and repair activities
Perform other duties as assigned
Qualifications
Required
High school diploma or GED; minimum of 4 years of related experience in building maintenance or facilities operations, or equivalent trade school training
Demonstrated working knowledge across multiple trade disciplines (HVAC, electrical, plumbing, carpentry, or similar)
Ability to work independently with limited supervision and manage multiple concurrent work orders
Strong communication and interpersonal skills; able to engage professionally and build trust with tenants, vendors, and colleagues
Ability to respond to common inquiries and complaints in a professional, solutions-oriented manner
Valid driver’s license and clean driving record required; must be able to operate a Company vehicle
Must pass a pre-employment background check
Experience maintaining commercial office or multi-tenant properties preferred
Technical & Functional Skills
Comfortable using a Company-provided smartphone and laptop for work orders, email, and field communication; basic proficiency with Microsoft Office (Outlook, Excel, Word)
One or more trade certifications preferred but not required: electrical, mechanical, HVAC/refrigeration, process controls, mechanical power transmissions, plumbing, painting, or carpentry
Physical Requirements
Ability to stoop, walk, stand, and climb stairs and ladders throughout the workday
Must be able to lift and carry loads of 50 lbs. or more on a regular basis
Comfort working in mechanical rooms, on rooftops, and in varying indoor/outdoor conditions
